Welcome to the New Twin Creek Meadows Road Association Website

Welcome all Members of the Twin Creek Meadows Road Association.  We are a small road association in Northern Colorado jointly maintaining 10+ miles of private roadways. 

Our website will be the primary place for communicating association news, maintaining governing documents, publishing meeting minutes, voting results, financial reports, insurance policies and online invoicing and payment of annual dues. We believe this will be more efficient and cost effective for everyone.

Twin Creek Meadows Road Association Services and Responsibilities:

The Twin Creek Meadows Road Association’s services and responsibilities to its members are strictly limited to the following:

  1. Annual Road Grading: The Association will grade the common and private roads of the Association once per year, typically in the spring.
  2. Emergency Access: In the event of a bona fide emergency at a specific member’s home (such as fire, medical emergency, or law enforcement response), the Association will take reasonable steps to ensure emergency personnel have access to that member’s property, as conditions and resources allow.
  3. Insurance: The Association shall maintain General Liability insurance and Directors and Officers (D&O) liability insurance in amounts deemed appropriate by the Board.

These enumerated activities represent the full and complete extent of the Association’s services and responsibilities to its members. The Association provides no other maintenance, snow removal, repairs, or services.

The Association imposes no architectural controls or design review requirements. All building, construction, and development activities are deferred exclusively to Larimer County’s applicable zoning, building, and land use regulations. As a strictly residential community we prohibit any business operations outside the home. 

All governing documents of the Twin Creek Meadows Road Association shall be interpreted and applied consistent with the limited scope of services and responsibilities described above, until such time as the membership approves a change through a formal voting process as required by the governing documents.
